​Your new driveway is beautiful and surely you want to keep it looking like new for as long as possible. That is where the sealcoating comes in. Sealcoating is a coating that typically consists of refined coal tar and acts as a protective barrier over your asphalt. It is an integral part of asphalt maintenance. 

With this new seal, your pavement will not be as susceptible to the deterioration caused by oxidation or sun, water, or wind damage. These effects make asphalt become brittle, crack, and pit. Properly sealing asphalt will allow it to look new longer and extend its life so that you do not incur substantial costs from having to replace it.

Sealcoating helps maintain that fresh black color as well. Being that we live in a particularly cold area in the winter months, the black color will soak up the heat of the sun which will help melt away snow or dry up rain faster. 

A secondary benefit is that it helps to give your pavement more friction. Over time, the finer materials in asphalt surfaces become worn. The coarser material then becomes smoother and friction decreases making the asphalt more likely to become slippery under certain conditions. A seal increases the texture creating a surface that is easier for tires to grip.

If your asphalt is not so new and starting to look gray and dingy, a fresh sealcoating can help rejuvenate its appearance. It is recommended that you apply a new coat of sealant every three years to provide effective asphalt maintenance and protection in order to keep your driveway or parking lot looking new.

The process for sealcoating is fairly straightforward:

• The existing pavement is cleared of debris and weeds.
• Loose asphalt is dislodged and removed.
• The area is thoroughly washed with a cleaner.
• Cracks and holes are repaired.
• Oils pots and other stains are removed.
• Finally, the seal coating is mixed and then applied.
• Typically 8 hours is needed for the seal to completely cure before it can be used.
